The 60–90 Second Property Tour: A Shot List That Keeps People Watching
A good short property tour is 60 to 90 seconds, opens on the best feature, and shows each space in 2–4 second shots with on-screen text for the key facts. Treat it like a trailer for the viewing, not a full walk-through.

Before you film
Declutter and open every curtain. Natural light does more than any filter.
Turn on all the lights, including under-cabinet and cove lighting.
Clean the lens. Phone lenses get smudged in pockets.
Film vertical (9:16) and at 4K if your phone allows, so you can crop.
The shot list
1. Hook shot (0–3 sec). The single best thing about the unit: the view, the balcony, the kitchen island. Add text like "Unblocked city view, high floor."
2. Context shot (3–8 sec). Location in one line: estate, nearby MRT, a key amenity. A quick exterior or facility shot works here.
3. Living and dining (8–25 sec). One wide shot to show size, one slow push-in, one detail (flooring, built-ins).
4. Kitchen (25–35 sec). Wide shot, then a detail of the best feature: the hob, the storage, the window.
5. Bedrooms (35–55 sec). Master bedroom wide, en-suite bathroom, one shot per common bedroom. Don't linger.
6. The "wow" again or the extra (55–70 sec). Balcony, study, yard or view. End strong, not on a toilet.
7. Call to action (last 3–5 sec). You on camera or a text card: what to do next. "DM 'VIEW' to book a viewing."

Movement tips
Move slowly and steadily. A cheap gimbal helps a lot.
Use one movement per shot — a push-in, a pan or a reveal, never all three.
Shoot each shot for 6–8 seconds so the editor has room to cut.
Text and captions
Most people watch without sound, so key facts go on screen: size, bedrooms, price guide, MRT. Keep text inside the middle of the frame so app buttons don't cover it.
Stay compliant
Agents in Singapore must follow the Council for Estate Agencies' (CEA) advertising guidelines, which include showing your name, registration number and agency details in property ads. Check the current CEA requirements and put the details in your caption or on an end card.
