No Listing This Week? 7 Talking-Head Video Ideas for Property Agents
You don't need a listing to post a good property video. Talking-head videos — just you speaking to camera — are often what bring in the best enquiries, because they show people how you think and why they should trust you with the biggest purchase of their lives.
Here are seven formats you can film in a single afternoon.

1. "Answer a question I got this week"
Pick a real question from a client or a DM, and answer it in under 60 seconds. Real questions sound natural and other people are usually wondering the same thing.
2. Myth vs fact
"Myth: you should always wait for prices to drop before buying." Then explain what actually happens. These work well for contrarian takes, as long as you back them up.
3. Explain a number
Pick one figure — a recent transaction, a cooling measure, a loan limit — and explain what it means for a normal buyer or seller. Keep it simple and avoid jargon.
4. Client story
Tell what happened with a past client (with permission, and without private details): the problem, what you did, and the result. Stories are memorable in a way tips are not.
5. Step-by-step process
"What happens after you get an OTP, in 60 seconds." Process videos get saved and shared, which helps reach.
6. Your honest opinion
"Would I buy in this estate? Here's my take." An opinion gives people a reason to comment, and comments tell the platforms the video is worth pushing.
7. Reply to a comment
Use the video reply feature to answer a comment from a previous video. It rewards the commenter, invites more comments, and gives you an endless supply of topics.
How to make talking-heads look professional
Light: face a window, or use one soft light at 45° to your face.
Sound: a clip-on mic matters more than the camera. Bad audio makes people scroll.
Framing: eyes about one-third from the top, phone at eye level.
Background: tidy with some depth — a living room or office, not a blank wall.
Cuts: remove pauses and "ums". A tight edit feels more confident.
