5 Hooks That Stop the Scroll on Property Videos

The first three seconds of a TikTok or Reel decide whether anyone watches the rest. For property agents, that means opening with the most specific, surprising or useful thing about the unit or the market — not your name, not a logo, and not a slow pan of the void deck.

Here are five hook formulas we use with agents, with examples you can adapt today.

1. Lead with the number

Numbers are concrete and they create an instant "is that good or bad?" reaction.

  • "This 4-room in Punggol sold for $X. Here's why."

  • "3 bedrooms, 1,100 sq ft, under $X — in the East?"

Put the number on screen as text as well as saying it. Many people scroll with sound off.

2. Call out the viewer

Name exactly who the video is for so the right person stops.

  • "If you're upgrading from HDB to condo in the next 12 months, watch this."

  • "First-time buyers, don't sign the OTP before you check this."

The narrower the call-out, the better the leads, even if views are lower.

3. Open on the best shot

If the unit has one jaw-drop feature — an unblocked view, a huge balcony, a renovated kitchen — open on it. Save the front door for later or skip it entirely. Walk-through order is for viewings, not videos.

4. Start with a mistake

People stop for things that might cost them money.

  • "The #1 mistake sellers make when pricing their flat."

  • "Why your unit has had zero viewings in 6 weeks."

Then deliver a real, specific answer. If the payoff is vague, viewers learn to skip you next time.

5. Ask the question they're already asking

Search-style questions work on TikTok because people now use it like a search engine.

  • "Is it still worth buying a resale condo in 2026?"

  • "How much cash do you actually need for a 5-room BTO?"

These also make good blog and caption keywords, so the same idea can rank on Google and on social.

How to test your hooks

Film the same video with two or three different opening lines and post them a few days apart. Compare the 3-second hold rate in your analytics, not just total views. The hook that keeps more people past second three is the one to reuse.
